Benton County Records at a Glance
Access depends on the record, its keeper, and the law that applies. The Washington Public Records Act opens identifiable, nonexempt agency files, while court rules and the Vital Statistics Act govern other material. Start with the row that matches the record set. An online index may confirm that an item exists, yet the custodian may still be needed for the actual image or a certified copy.

Sealed cases, adoption and juvenile files, protected treatment records, private motor-vehicle data, and sensitive identifiers do not become open merely because a name appears elsewhere. Benton County PRA Response Rules
The Washington Public Records Act, chapter 42.56 RCW, allows any person to request an identifiable, nonexempt agency record. Benton County implements it through county code chapter 5.14. The agency must respond within five business days by producing the record, acknowledging the request with a reasonable estimate, seeking clarification, or denying it with a cited exemption and explanation.
Five business days is the response deadline, not a guarantee of final delivery. Inspection is generally free. Under RCW 42.56.120, the default schedule permits 15 cents per photocopied page, 10 cents per scanned page, 5 cents per four electronic files, and 10 cents per gigabyte transmitted. Actual costs, customized access, a deposit of up to 10 percent, and installment production may apply.
Note: Ask for an existing record by series, subject, date range, and known identifier rather than asking staff to conduct open-ended research.
Search Benton County Auditor Records
The Auditor's EagleWeb gateway indexes deeds, liens, plats, surveys, easements, covenants, marriage instruments, and many other recordings. A guest must acknowledge the disclaimer, and cookies are required. Some privacy-sensitive items show index data but withhold the image. Any image printed from the web is unofficial; use the Auditor File Number to order an official copy.

Results can list party roles, instrument type, recording time, legal summary, parcel key, page count, and related references. A grantor transfers or encumbers an interest; a grantee receives the interest or benefit. The full document, not the index row, provides the operative terms.
Benton County Records Bridge 1906 to Today
Benton County was created in March 1905. The Auditor's alphabetical recording indexes begin in 1906, the first full year of the county system. Download the 1906-1970 grantor and grantee PDFs, note the book, page, or file reference, then ask Recording staff to retrieve the instrument by mail or at the counter.
The modern cutover has a documented wrinkle. County and EagleWeb About material say January 1, 1971, while the gateway says January 1972. Digital Archives starts its recorded-land title in 1969. Those ranges describe overlapping indexes and do not promise the same images. Search both the historic PDFs and modern system near the transition.
Copy cost check. Auditor plain copies cost $1 per page. Certification is $3 for the first page and $1 for each added page in the document, far below many unsolicited deed offers.
Benton County Court Record Access
Court files are not PRA records. Washington General Rule 31 and related court rules apply. The Washington Courts person and case index can return a court, case number, title, party role, type, filing data, status, and docket events. It does not guarantee identity from a shared name or provide every pleading. The Benton County Clerk keeps Superior Court files, including public civil, criminal, domestic, probate, and guardianship material.

The screen is a gateway, not the case file. A free public terminal in the Benton Justice Center lobby can show the Superior Court public index and document list, while the Clerk supplies copies. District Court offers a web request form and counters in Kennewick and Prosser.
Benton County Property Records by Custodian
The Assessor's PropertyAccess portal searches account number, property address, or doing-business-as name. The county GIS adds owner-name searching. A parcel card may show the owner or taxpayer, situs address, tax-mailing address, legal description, value, taxing districts, building facts, and sales history.
These fields serve different tasks. A situs address locates the land. A mailing address receives tax notices. Neither proves who now occupies the property. GIS maps boundaries and layers but is not a certified survey, while the Treasurer tracks current taxes and foreclosure. Confirm legal title and prior owners through the Auditor's deed chain.
Benton County Vital Records Have Limits
Recent birth and death certificates are not an unrestricted public index. Qualified applicants use the Benton-Franklin Health District vital-record service or Washington DOH under chapter 70.58A RCW. The local counter issues eligible Benton County products for $25, with ID and relationship or authority documents as required.
The local page separates birth and death service from ordinary county requests. BFHD accepts encrypted online intake, mail, and in-person applications. The county Auditor holds marriage records, the Clerk holds divorce court files, and DOH issues statewide certificate products. Historical access uses collection rules, including the state guidance of 100 years for births and 25 years for deaths, marriages, and divorces.
Benton County Custody Records and Context
The Benton County daily jail roster is a dated snapshot of current bookings and custody data.
Record the roster's date and time. A booking or charge is not a conviction, and the sentencing court remains the source for disposition. The live county inquiry can search a name, subject number, booking number, date range, or facility. Other identifiable Corrections records may require an agency request, with victim, medical, investigation, and safety data withheld as law requires.
State custody belongs in the Washington DOC lookup; federal custody belongs in the BOP locator. Offender notification data comes through the statewide sheriff and police association route and must not be used to threaten or harass anyone.
Benton County License and Business Records
Washington divides licenses among agencies. The Department of Health credential search accepts a provider name or credential number and publishes the status and discipline fields the agency makes open.
The form helps distinguish a professional credential from a county filing. Other occupations may fall under DOL, Labor and Industries, the State Bar, or a specialist board.
The Secretary of State business-entity search uses entity, UBI, registered-agent, and governing-person fields.
Its results can show status, registered office, agent, governors, and filing history. DOR separately handles business-license status. Confidential tax data remains closed even when entity and license facts are public.
Benton County Records Offices
Prosser is the county seat, yet several high-use counters operate at the county administration complex in Kennewick. Confirm the division before traveling. The Auditor records land and marriages, the Clerk keeps Superior Court files, and District Court handles its own cases, including municipal matters for Kennewick, Prosser, Richland, and West Richland.
The Auditor Recording counter publishes weekday hours of 8:30 a.m. to 4:30 p.m. District Court lists 8:00 a.m. to 4:00 p.m. and also serves a Prosser courthouse counter at 620 Market Street. Assessor staff can assist at 509-735-2394 in Kennewick or 509-786-2046 in Prosser. Hours can change, so check the office page before a trip. Mail and email remain useful when distance or an index-only result makes counter research impractical.

Benton County Public Records Terms
A few terms prevent costly wrong turns. They separate a search aid from an official product and identify who has authority to release a file.

- A list of names and record details that points to a document but may not include its image.
- Certified copy
- A custodian-issued copy bearing formal certification for uses that require proof of authenticity.
- Custodian
- The office responsible for keeping and releasing a record series.
- Exemption
- A statute or rule that permits or requires withholding all or part of a record.
Redaction removes protected portions while releasing the rest. If material is withheld, ask for the cited exemption and written explanation. Court records follow court review routes; PRA denials may proceed through agency review and RCW 42.56.550 judicial review.
Request Benton County Public Records
Use the Benton County request page for administrative material not already published. It offers an online portal and a printable form. It also warns users to route Auditor, court, Sheriff, and election records to their designated keepers.
The request screen makes routing part of the task. Save the confirmation or tracking number and keep each exchange. A precise request reduces clarification and lets staff locate the existing series.
Choose electronic delivery or inspection when offered, and name a preferred format. A native spreadsheet can be easier to review than printed pages, but an agency need not create a new report that does not exist. Sheriff incident files use the separate law-enforcement route. City permits, police reports, council records, and local code files stay with the city that created them. A Kennewick record does not move to the county portal merely because the city lies within Benton County.

- Search the official index first. Capture a file, parcel, case, permit, incident, or booking number when one appears.
- Submit through the correct portal, form, email, mail address, or counter. State the subject, date range, record type, and desired format.
- Inspect first when practical. Decide whether an ordinary copy is enough or whether certification is truly needed.
- Review the five-day response. Clarify or narrow if needed, and request the cited exemption when any part is withheld.
Lawful use. Open access supports civic review, family history, estate work, and consumer safety. Never use a Benton County record to stalk, harass, threaten, or defeat a protected address.
